What is income-restricted housing?

Income-restricted housing programs set rent at levels affordable to households earning below a certain percentage of the Area Median Income (AMI). These programs are designed to ensure that quality housing remains accessible to a wide range of incomes in our communities.

What is AMI?

AMI stands for Area Median Income — the midpoint of household incomes in a metropolitan area, calculated annually by the U.S. Department of Housing and Urban Development (HUD). Affordable units are typically restricted to households earning 30%, 50%, 60%, or 80% of AMI, depending on the program.

Eligibility

Eligibility is based on your total household income and household size. Each listing shows:

  • The AMI percentage the unit is restricted to
  • The income limits by household size
  • The program name governing the restriction

You'll need to provide proof of income during the application process. Accepted documentation typically includes pay stubs, tax returns, or an employer verification letter.

How to apply

  1. Browse our listings and look for units marked Income Restricted
  2. Check the income limits to see if your household qualifies
  3. Click Apply Now on the listing to start your application
  4. Gather your income documentation for the verification step
